Industrial doors are bought once and lived with for years. Yet most purchase decisions are made from a quotation comparing prices for what looks like the same product — and the differences that matter never appear on the quote. These ten questions surface them before you commit.
How many times will this door open and close per day? Ten? A hundred? Five hundred? Duty cycle drives everything — motor rating, bearing quality, curtain material, and price. A door rated for light use installed on a high-traffic opening will fail within months, and the warranty will not cover it because the application was wrong.
Dust, humidity, salt air, chemical fumes, sub-zero temperatures, washdown chemicals — each demands different materials and protection. Specify the environment honestly. Coastal locations and chemical plants need corrosion protection that inland dry warehouses do not.
If the space is temperature-controlled, an uninsulated door is a permanent hole in your energy budget. Headroom above the lintel, side room for guides, ceiling obstructions (cranes, sprinklers, ducting), floor condition and levelness, power supply availability. A door that does not fit the building is not a bargain at any price. Insist on a site survey before ordering, not after.
Standard products ship faster; custom sizes take longer. If the door is on the critical path of a construction schedule, get the lead time in writing and understand what happens if it is missed.
Civil work, electrical connection, structural support, commissioning and operator training — are these in the price, or extra? A quote that excludes half the scope always looks cheaper. Compare like with like.
How long is the warranty, and what does it actually cover — parts, labour, or both? More importantly: are spare parts available locally, and how quickly? A door with a five-year warranty but a six-week wait for a motor is a five-year liability. Ask about service coverage in your city.

Total cost of ownership over a door's life includes purchase price, energy loss, maintenance and spares, downtime when it fails, and replacement timing. A door that costs less upfront but leaks conditioned air, breaks down in peak season and has no local service support ends up being the most expensive choice on the list.

With correct specification and regular maintenance, many years of reliable service. Premature failure almost always traces back to under-specification for the duty cycle or neglected maintenance — rarely to the product itself.
